Most Opener Calls Are Repairs.
Not Replacements.
Opener problems in Burbank divide cleanly into two categories: things that need repair, and things that need replacement. Most callers assume replacement. Most jobs are repairs. Before we recommend anything, we diagnose. If a $90 part fixes it, that is what you hear.
The Most Common Opener Problems in Burbank
Logic board heat failure — peaks August and September. Enclosed garages in Burbank reach 60°C (140°F) or more during summer heat events. Opener logic boards are designed to operate in the 0°C to 50°C range. When the board operates above its thermal spec repeatedly over several summers, components degrade. The typical symptom: the opener light turns on, you hear the motor relay click, but the drive does not engage. This is often a board replacement, not a full unit replacement.
Sensor misalignment from Santa Ana grit. The photo-eye sensors at the bottom of your door frame send an invisible beam across the opening. When it is broken, the door will not close. After a Santa Ana wind event, fine desert grit enters the sensor housing and either coats the lens or shifts the mounting bracket slightly. Both cause intermittent or consistent close failures that feel like an electrical problem but are purely mechanical. Cleaning and realigning the sensors takes 15 minutes.
Trolley carriage failure. The trolley carriage is the plastic component that connects the drive mechanism to the door arm. It is designed to break under overload as a mechanical fuse — protecting the motor from damage when the door is blocked. If someone runs the opener with a broken spring, or forces the door while it is locked, the carriage takes the damage. Symptom: motor runs, chain or belt moves, but the door arm does not move. Carriage replacement costs a fraction of a full opener replacement.
Signs Your Opener Needs Attention — Not Full Replacement
- Light turns on but door does not move — usually the trolley carriage, not the motor. Check by pulling the red release cord; if the door lifts manually, the spring is fine and you need a carriage.
- Door reverses halfway down — usually sensor alignment or force factor setting. Both are adjustments, not replacements.
- Remote only works at very close range — antenna wire issue or logic board. Antenna takes five minutes to diagnose.
- Grinding or clicking without movement — stripped drive gear. Common on older Chamberlain and Craftsman units. Gear kit is a repair, not a full unit.
- Opener runs but door moves slowly — often a spring that is losing tension rather than an opener problem at all.
The California Battery Backup Requirement
Since July 2019, all newly installed residential openers in California must include battery backup. If your opener was installed before 2019 and the power goes out during a wildfire evacuation in the Verdugo Mountains area — or during a grid outage on a Red Flag Warning day — the door will not operate without manually disengaging it from the opener. When we install a replacement unit, it will be battery-backup compliant. We explain the options before we start.
We repair and install LiftMaster, Chamberlain (including MyQ smart home integration), Genie, Craftsman, Linear, Marantec, and Overhead Door openers. Parts for the most common Burbank opener models are stocked on every service vehicle.
